The terms “we”, “us” or “our” refer to First Home Builders, and the terms “you” and “your” refer to you, a home-buying customer.
Pre-Qualify Set up Appointment
Setting an appointment or being Pre-Qualified on this website does not constitute an agreement to buy or mortgage approval as provided in the Mortgage Capital Solutions (MSC) Broker Policy. For more information, please see your First Home Builders, Vettraino Homes New Home Consultant. Setting an appointment is not an offer to sell a home; any such agreement may only be made in writing signed by both the seller and the purchaser.
Completion Date
Unless otherwise noted in your purchase agreement, First Home Builders and or Vettraino Homes is not required to complete, and does agree to complete, the construction of your home within any defined period. There will be no guaranteed date of completion from the date you sign your purchase agreement. If construction is delayed by any event recognized by the law of the state where your home is being constructed as a defense to a contract action for non-performance or delay in performance, then the date of completion shall be extended by the delay period. It is expressly intended that your and First Home Builders, Vettraino Homes rights and obligations under your purchase agreement be construed in the manner necessary to exempt your purchase agreement and the sale of your home from registration under the Interstate Land Sales Full Disclosure Act, and both you and us expressly waive any right or provision of the purchase agreement that would otherwise preclude such exemption.

Specific terms may apply and if the buyer is financing the purchase of the home, the buyer is subject to qualification including without limitation, minimum down payment, credit score, owner occupancy requirements, employment requirements and/or any investor guidelines or programs subject to the secondary mortgage market as they exists at the time of application.
Requesting a loan prequalification and making a loan application do not constitute a loan approval or otherwise indicate that a consumer has or will qualify for a loan from MCS, or any other lender. Prequalifying with MCS and by clicking through the “Pre-Qualification” tab on our web-site is voluntary and is not required in order to obtain a loan from MCS and/or purchase a home from First Home Builders or any of its affiliated homebuilders. Prequalification does not (a) constitute a loan approval or indicate that you have or will qualify for a loan from MCS or any other lender; or (b) guarantee you will qualify to purchase.
Financing is not guaranteed and not all consumers will qualify to purchase a First Home Builders home.
